We confirm your loan amount and schedule the funds. You talk to the people who actually decide. We lend our own money, so there's nothing to "run up the chain."

We coordinate with the closing attorney

SC is an attorney-state for real estate closings. We work directly with your closing attorney to complete the file end-to-end. You don't chase paperwork.

04

Sign at closing. Funds wired same day.

The whole cycle from first call to wired funds can happen in days — sometimes under 24 hours when the closing attorney is ready.

What's different about SC closings

Attorney-state, not title-state.

Unlike Arizona, where most closings happen at a title company, South Carolina law requires a licensed attorney to oversee real estate closings. We've built relationships with several Lowcountry closing attorneys and can recommend one if you don't have your own — or work with whichever attorney you prefer.

Practically, this adds about a day to the timeline (the attorney needs to review docs and prep the closing package). It does not change our pricing. We don't charge more in SC because of the attorney involvement — we just plan around it.
