Inventory is climbing fastest in West Mesa and Surprise — that's where I'd be hunting for a Q3 flip. Days on market is up nine days YoY, but renovated homes priced under $475K are still moving in under three weeks. The deals are out there — they're just less obvious than they were in 2024. If you're seeing inventory pile up in a city, that's where to negotiate hardest on your next purchase.

Median sale prices, days on market, and active inventory are pulled monthly from Redfin Data Center at the metro and city level for the Phoenix-Mesa-Scottsdale MSA.

30-year fixed mortgage rate from the Federal Reserve Bank of St. Louis — FRED series MORTGAGE30US.

Market Temperature is a composite indicator: 40% price-trend direction, 30% inventory direction, 30% DOM trend. HOT = sellers have strong leverage, multiple offers common. WARM = balanced market with seller's edge. COOL = buyer's market or softening.

Months of Supply = active listings ÷ trailing 3-month sales pace. Under 3 months = strong seller's market. 3–6 months = balanced. 6+ months = buyer's market.
